General Info
Altruist provide a bespoke property management service tailored to suit your needs and maximize your return. This will include personalising a property management solution to suit your requirements.We never lose sight of the fact that you are the property owner and work with you to manage your property. Altruist offers many levels of property management, below are 3 examples to give you an indication of how Altruist may be able to help with your property.Option 1Full property management service includes:Marketing the propertyFinding suitable tenants. This includes tenant completing a pre tenancy application form, meeting, screening, and reference checks. If it is a first-time tenant, an employment reference check will be carried outCompletion of the residential tenancy agreement and bond form and lodging the bond.Property maintenance – arranging repairs and ensuring these are carried out to a suitable standard and in a timely mannerProperty Inspections – a thorough pre-tenancy inspection is carried out at the commencement of each new tenancy; this can also include video footage of the property.A routine 3 monthly inspection will be carried out and a report is emailed to the property owner.A final inspection is carried out when the tenant vacates. The bond refund form is completed and sent to Tenancy Services Rent collection and managing rent arrears.Reporting any arrears to the property ownerDuring the first week of each new month the rent received from the previous month, less our management fee and any expenses is direct credited to your bank account.A rental statement is emailed to you with any supporting documentation for repairs etc which have been carried outThe fee for the above service is 7% of the rent plus GST. Costs for advertising, repairs & maintenance etc are deducted from the rent received however there are some circumstances when we may need to invoice separately for costs incurredOption 2This option may be suitable for some hands-on clients:Finding suitable tenants, includes tenant completing a pre-tenancy application form, meeting, screening, and reference checks.Completion of the residential tenancy agreement and bond form and lodging the bond.I will work with you on finding the best tenant including giving you the option to meet the short-listed suitable tenantsThe fee for the above service is one weeks rent plus GSTHoliday rentalsIf you have a holiday home you rent out, Altruist can meet your needs. This can range from full end to end holiday home rental management, including managing your Airbnb account or as little as changing linen and cleaning between tenants.My aim is to work with you on a personal level to achieve a result we are all happy with.
