We rented a property managed by this Harcourts branch. Now as a home owner I would be disgusted if my property were managed in the way it was here. To start with problems often took a long time to fix and were dealt with my 'handymen' rather than skilled tradesman. In time time I was there this lead to curtains being destroyed and dangerous trees being left on the property (one tree is one gust away from falling on the house).
As a tenant inspections were a breeze, during our stay the longest inspection lasted 5 minutes, and most times it was less than this. Looking back, I don't know how they could actually inspect the house properly in this time - the owner must be impressed seeing quarterly inspections, but just remember they might as well not be doing them!
Moving out was also an interesting experience. Issues that we had raised when we moved in (such as severe soap scum) years ago were raised as things that we needed to remedy, in fact insisting that we do it while she was present. I was most angry to discover the email trails confirming this issue was lodged.
During moveout inspections the property manager also attempted to charge us for damage to a cupboard door that was the result of improper protection from the adjoining door (ie wear and tear). A new cupboard door cost $200, they sent us a bill for $300. They quickly changed tune once I involved the tennancy tribunal.
6 weeks after moving out we also received (and inspection) we also received a notification that damage was found (a large hole in the wall) - again they backed down following tenancy tribunal threat. To quote tenancy services, "don't stand for that sort of bullying".
As a tenant these guys provide a laid back stay in experience and a tough move out (don't be bullied!). As a home owner, I would be disgusted to have them manage that property to this level.
