Why a Infrared Moisture Inspection:
Looking through the IR camera we can see areas that are not normal (referred to as an anomaly) that are generally not visible otherwise and ensure that moisture readings are taken directly on the anomaly. If you are having a moisture inspection and the inspector does not have an IR camera then it is like looking for a needle in a haystack. Today's moisture meters are non invasive (meaning they no longer require to be inserted into the wall resulting in damage to the wall lining), but they only give a reading on the small area the bulb contacts. The IR camera is a tool we use to help find anomalies related to the inspection type. As we are moisture inspection specialists we also use our knowledge and experience plus take additional moisture readings to ensure the most thorough inspection is conducted. The main purpose of a moisture inspection is to detect if there is any moisture above normal levels entering the building envelope and to assess the general exterior condition of roofs, decks and cladding with the emphasis on issues that are or could cause internal moisture problems.
Bank Requested Weathertightness Inspections:
Banks are often now requesting Infrared Thermal Imaging moisture inspections including cladding reports before approving mortgages. A number of Banks now have access to a national registrar of high risk or potential leaky homes and are requiring clean moisture inspections as part of the mortgage acceptance conditions. Detect-A-Leak reports have been accepted by all Banks they have been presented to. We are happy to talk with your bank directly to ensure our reports will be accepted and meets their requirements.
